摘要:
物业服务在社区治理中发挥着重要作用,而物业自治是实现社区物业服务的重要方式。案例社区的物业自治源于压力倒逼下的探索尝试,社区精英在这个过程中发挥了组织、领导和推动的重要作用,而居民的参与和支持是物业自治不可或缺的内在动力。在江西省N市J社区物业自治过程中,物业自治呈现出边际效应递减趋势,内部结构性矛盾逐渐暴露,影响了物业自治的效果,这些情况反映了变化着的复杂治理情势。要更好地推进社区物业自治,需要处理好两个具有普遍意义的关系,即治理机制与行动者之间的关系、社区内生动力和外部引导之间的关系。
Abstract:
Property service plays an important role in community governance,and property autonomy is an important way to realize community property service.In this case,the community's property autonomy comes from the exploration attempt under the pressure,and the community elites play an important role in organizing,leading and promoting the process,while the residents' participation and support are the indispensable intrinsic driving force for property autonomy.In the process of property autonomy in J community,property autonomy shows a decreasing trend of marginal effect,and internal structural contradictions are gradually exposed,which affect the effect of property autonomy.These situations reflect the changing complex governance situation.In order to promote the autonomy of community property,it is necessary to deal with two universal relationships,that is,the relationship between governance mechanism and actors,and the relationship between community internal power and external guidance.
